District
In Minden-Lübbecke it is usually about the family’s own house — and who will carry it on.
Almost seven in ten households here own their home, many of them detached houses that have been in the same family for decades. When inheriting, that means it is rarely a flat you hand over quickly, but a house with a garden, a workshop and memories. We take the time that requires.
A district along the corridor
Minden-Lübbecke has 316,000 inhabitants across eleven towns and municipalities (population update of 31 December 2024, IT.NRW). We are there for you in all eleven towns and municipalities. Area marking of 15 May 2026.
This district does not stand alone within our area. Together with the neighbouring district of Herford it forms the core block of our working area: the Minden–Bad Oeynhausen–Herford corridor with around 540,000 people, taking in Minden, Bad Oeynhausen, Herford, Bünde, Löhne and Vlotho. That has a very practical consequence for you. Distances within this band are short. A conversation in the morning and a walk through an empty house in the afternoon are not two separate trips apart but one short drive. Anyone who wants to accompany a house rather than merely administer it has to be able to drive there without losing half a day each time.
At the same time the district is wider than the corridor suggests. There are densely built towns here, and a great deal of open country between them. A house in Stemwede raises different questions from a flat in Minden, and treating both alike does justice to neither.
Houses built for one family
Three figures describe the housing stock more precisely than any account from outside. The ownership rate has a median of 61.1 per cent across the eleven municipalities. The share of detached single-family houses is 65.8 per cent. The median construction year is 1967.
Taken together that gives a very concrete picture. A detached house, built around 1967 for one family, usually extended once since and rarely divided. Such houses carry the questions of their building years: heating, roof, windows, insulation, and almost always a staircase that is no pleasure in advanced age. And they cannot be lived in by shares. When three siblings inherit such a house, none of them inherits a third of a house. All three inherit the same decision, and they have to take it together: one takes it over and pays out the others, or all of them sell. A third path is rare, and where it exists it deserves careful examination.
A fourth figure belongs here, uncomfortable though it is: 26.9 per cent of people in the district are 65 or older. It follows for many families in this area that the question of the house will be spoken aloud for the first time in the coming years — that is our own assessment based on the figure named, not a forecast from a third-party source. It is easier to discuss it once in calm than to have to answer it within a few weeks after a fall or a funeral.
Share of detached single-family houses, median construction year and age share are weighted means across the 100-metre cells of the 2022 census, each weighted by the reference its definition names (buildings or inhabitants). A Wahrgut analysis of available data, not an official district figure. The owner-occupier rate is weighted too — by the number of households, an approximation for the dwelling count the grid does not carry.
A land value in the middle
The guideline land value for residential building land is 75 euros per square metre across the district. That places the district in the lower third of our working area, close to Osnabrück. For comparison, each weighted across the whole district: Bielefeld 381, Hanover region 298, Gütersloh 206, Lippe 138, Herford 133, Hildesheim 120, Osnabrück 78, Schaumburg and Hameln-Pyrmont 62 each, Nienburg 43.
That position invites a mistake. Where land is comparatively cheap, a rough calculation looks especially sensible: plot size times guideline value, a mark-up for the house, done. In fact by far the larger part of the value sits in the building precisely here, and the condition of a house from 1967 cannot be assessed without entering it. Two houses in the same village, on equally sized plots, can lie far apart. A comprehensible assessment therefore begins at the house and not at the table. And it says what it is not: no formal valuation report. An independent expert prepares that, not us.
The second temptation is to look across the district boundary. Löhne and Bad Oeynhausen sit close together and yet belong to different districts, whose district figures lie far apart — 133 there, 75 here. Anyone taking the price of a house in the next village as a yardstick easily takes the wrong one in this area. What a house is worth is decided by its position in its own street, by its layout and by its condition. A district boundary decides nothing at all.
How we work in this district
The district belongs to our Ostwestfalen-Lippe region. Where a house lies right on the outer edge of the marked surface, we say so before you invest time — a local address is then the better one. What we do not take on is set out in writing here just as clearly as what we do.
The sequence is the same in every inheritance case, and it does not begin with the price. First we order the situation: who belongs to the community of heirs, what belongs to the estate, which deadlines are already running. Only once the direction is carried by everyone does it turn to condition, assessment and the next step. If the house stands empty in the meantime — and in a district with so many detached houses that is the rule rather than the exception — we look after it for a time: post, heating in winter, airing, a regular walk through the rooms and a short report on it. And where the family agrees and nothing remains to be settled, we accompany the sale, without public attention if that is what you want.
What we do not do: take a decision in your place. The first conversation leads to an overview and a recommendation, not to a contract. If you then wish to go on alone with that overview, or to put it before a lawyer you trust, that is a good outcome and not a wasted appointment.

Eleven municipalities is few for a district of this size, and it shows in them: several are wide in area and carry the names of the towns at their heart, while the surrounding villages belong to them. For you that means the postal address of a house and its actual position are two different pieces of information — which is why we ask about the street in the first conversation, not only about the place.
A segment classification exists in the valuation data for all eleven; the medians on this page are formed from exactly these eleven. Individual place pages will follow only once enough evidenced statements exist for each. A page that merely swaps the place name helps nobody.
Questions that reach us from this district
- Is our place included?
- Yes. We are there for you in all eleven towns and municipalities of the district. A marked surface does not follow village boundaries, though; we can only say so bindingly once we know the address — and we say it in the first conversation, not later.
- We are three siblings and we disagree. Where do we start?
- Not with the price. As long as it is unclear who inherits what, which documents are missing and which deadlines are running, any discussion of value misses the point. We first sit down with everyone and write out what is settled and what is open. Remarkably often the disagreement dissolves at that stage, because it was a disagreement about differing assumptions.
- Our mother is moving into a care home. Does the house have to be sold?
- Not necessarily. Whether and when a sale becomes necessary depends on how the care place is financed, on the means available, and on whether anyone in the family wishes to take the house on. We work through the possible paths and set them side by side; which one you take is your decision. There is a fuller account under moving into care and financing it.
- Which court is responsible when the heirs live far apart?
- The probate court at the deceased person’s last place of residence is responsible, that is a local court. What matters is where they lived — not where the house stands or where the heirs live today. We deliberately give no list of individual courts here: responsibilities change, and a wrong entry costs you a wasted trip.

Why our figures can differ from others. We build a district figure from the 100-metre grid of the 2022 census: each cell counts for as many people, buildings or dwellings as it holds. That is not the same as an average across municipalities, in which the smallest village counts as much as the district town. For home ownership the difference is large: averaged across municipalities the Hanover region would come to 61 per cent — although across Lower Saxony 48 per cent of dwellings are lived in by their owners, and the state capital lies in that district. Weighted it is 45 per cent, and that matches the official figures. So we show the weighted figure — and call it a Wahrgut analysis, because we formed it ourselves and it appears in no official publication in this form.
