What it costs, and why.
Money is best discussed clearly and early. So this page sets out how every fee is built — and every amount is fixed in writing before you engage us. Every step can be commissioned on its own, and every step is a legitimate place to stop.
We earn on both outcomes — when the house stays settled in the family and when it is sold. Both are fully fledged, priced results. That is exactly what lets us advise you honestly: nobody here needs to talk you into a sale.

The compass conversation (60 minutes, in person or by video) locates your situation: where you stand, which three paths exist — keep, resolve within the family, sell — and what the next step would cost. An honest “you don’t need us” is a good outcome too. Free of charge and without obligation.

How crediting works. The market and price assessment is credited in full against a later sale. The arbitrated value is never credited — as a matter of principle we do not market a property whose arbitrated value we organised; that protects its independence. Clarification fees are not credited against the sale, so that clarification never depends on a sale.
We state the concrete amounts in the free compass conversation — in writing, before any engagement. No amount changes after signing. We publish the fee table with our founding.

- Does the agreement fee depend on a sale?
- No. Roadmap, workshop and family solution are fixed fees, independent of whether a sale ever happens. Keeping the house, the holiday flat or the investment property counts as a success here, not as lost business.
- Why are no amounts listed here?
- Because a serious fixed price must fit the situation. You receive every amount in writing in the free compass conversation — before engagement, with nothing changing afterwards.
- Is a reservation fee charged?
- No. The Federal Court of Justice has ruled reservation fees in pre-formulated brokerage contracts invalid — we charge none as a matter of principle.
- Who pays in a community of heirs?
- The roadmap is paid from the estate. On request we split any fee per heir, with individual invoices, so that nobody pays in advance for everyone.
