When the house becomes a question — because it has grown too large, because care draws nearer, or because life has changed — we lay the paths side by side without recommending: stay, adapt for later life, let, pass on during your lifetime, or sell. At a fixed price, with no earnings of ours tied to a sale.

The situation

The house was once just right and today it is an open question. Usually several things lie on the table at once: the value, the running costs, the next form of living — and often the family has a say. Whoever begins with the decision to sell almost always decides worse; whoever puts it at the end almost always decides better. That is exactly what this advice is for: clarity first, then a decision that fits your life.

What we do

  • A free clarifying conversation. Both sides check whether we are a fit — without obligation.
  • Your own position first. In a solo preparation you calmly clarify what you yourself want, before the family has a say.
  • Every path calculated. Staying, adapting for later life, letting, passing on during your lifetime, or selling — honestly side by side, with value and running costs across the years. Once enough completed engagements exist, we will publish how often our advice ends in staying or letting — in a way that identifies no one.
  • A sound indication of value. A transparent estimate of value — preparation of the facts, not tax advice.
  • A moderated family workshop where several decide together. An orderly conversation with everyone involved, in sharper situations led by an independent, named BAFM mediator. Open in outcome: if the family does not lean towards selling, the accompaniment ends with dignity.

How we charge

The first conversation is free. We bill the advice and the moderated family workshop as a fixed fee, independent of any sale — we earn from the clarification, not from a sale, and the advisory fee is never credited against a commission. The fee of any mediator brought in is billed by her directly to you. Any search for new housing you pay yourself, never the receiving property. If the decision is to sell, a market-standard commission applies with the half-split for single-family homes and apartments with private buyers (sections 656c, 656d BGB), no reservation fee and a 14-day reflection period. What we do not do

We do not push towards a sale — this line earns nothing from a sale. We do not replace legal or tax advice and we do not decide in your place: a lawyer clarifies the law, a tax adviser the taxes. For affluent families with a particular need for discretion there is a separate, quieter path — on request. Where we are not the right address, we say so openly: When Wahrgut is not the right fit.

Does this mean I must sell in the end?
No. The advice is open in outcome. If it turns out that staying, adapting or letting fits better, that is a full and valid result — without pressure to sell.
Don’t you earn more if I sell?
The advice earns nothing from a sale — it is a fixed fee and is never credited against a commission. That is precisely why we can advise with an open outcome.
Are you neutral?
We are not neutral in the sense of indifferent — we are structurally all-partial. Every voice is heard, and the information reaches everyone at the same time in the same wording.
