First peace, then the sale. We market a property only once the family agrees and has decided to sell — in full quiet if you wish: vetted buyers, a calm bidding process and a written weekly report, with no pressure at all.
The situation
Selling a house that holds a life is more than a transaction. Where several owners or heirs stand behind it, a sale can bring a family together or split it apart. That is why, with us, the agreement comes before the sale — and the right moment before the highest price.
First peace, then the sale — the right moment carries further than the highest figure.
What we do
- Clarification first. We do not market while anything in the family remains open.
- A sound valuation. A transparent placing of the value (preparation of the facts) and an honest documentation of the condition.
- Discreet or open — as you wish. We choose the path that suits the family, examine the buyer side carefully, and accompany you to the notary.
- Calm instead of top-price promises. We do not chase top prices and promise none. What counts is a good, sound conclusion.
- You do not live nearby? Then we take the house into safekeeping during the sale — looked after, reported to the insurer and ready for viewings, until the keys are handed over. Two separate engagements, clearly billed.
Our code of discretion
- Vetted buyers under confidentiality. Instead of an open listing, we approach suitable, vetted prospects deliberately and in confidence.
- A weekly report. Every week you know in writing what has happened — without having to ask.
- The energy certificate from the start. Its mandatory details appear in the listing — even a discreetly masked one — and it is presented at the viewing at the latest (Sections 80 and 87 GModG). We take care of it before marketing begins.
- A clean proof of market value. The price is documented and traceable, not merely asserted.
- Portals only masked. Where portals at all, then without the exact location and without recognisable photos — we agree the degree of discretion with you in advance.
- No artificial time pressure. No “today only”, no for-sale sign in the front garden unless you wish it.

What it costs
On a sale we charge a market-standard commission. For the sale of single-family homes and apartments to private buyers the commission is split in half (sections 656c, 656d BGB) — the buyer never pays more than the seller; there is no reservation fee and no hidden cost. Where a family settlement came first, a 14-day reflection period applies. We state the exact amounts in the free compass conversation — in writing, before any engagement. Stated openly: Fees.
What we do not do
We do not push towards a sale and promise no top prices. We charge no reservation fee. We do not replace legal or tax advice and we do not decide in your place. And we are not the right address for every situation: When Wahrgut is not the right fit.

- Do you also sell without prior clarification?
- Yes. Where the owners agree and nothing remains to be settled, a careful sale is the right path. Where another address fits your situation better, we say so openly.
- What does the half-split principle mean?
- For the sale of single-family homes and apartments to private buyers, the buyer and seller side share the agency commission (sections 656c, 656d BGB). We agree the exact amount individually in the agency contract.
- What does a discreet sale mean — and whom does it suit?
- Discreet means: without a public listing, without a for-sale sign and without recognisable photos on the portals. We approach vetted prospects deliberately and in confidence. It suits cases where neighbours, tenants or staff should not yet learn of it — or where a family needs quiet, away from an open market.
