District

In the south and centre of Nienburg/Weser district we are there for you.

If the house stands there, we work as we do everywhere in our area — with a calm first conversation and no hurry. If it lies in the north around Hoya, we will say so at once and name someone closer. We do not keep anyone waiting on a promise we cannot keep.

Which half is meant

The Nienburg/Weser district has 121,468 inhabitants across 36 towns and municipalities. We are there for you in the south of the district. Outside lies the north — recorded in the source as Nienburg-Nord, with Hoya, Drakenburg, Eystrup, Bücken and Hilgermissen.

For a house north of that line we say no. Not out of convenience, but because our work depends on short distances: anyone who enters an empty house regularly, lets in tradespeople and empties the letterbox must be able to reach it within half an hour. What we do not take on is set down in writing just as clearly as what we do. If your place lies outside, we would rather name a local address than promise guidance we cannot keep.

How we work is described by the Regions above the district level. There, Nienburg belongs to the Hanover region — not because the district counts as part of the greater area, but because the journeys lead there: anyone in Stolzenau or Rehburg-Loccum who needs a notary appointment, an expert valuer or a tradesperson as a rule drives south. Nienburg has no region page of its own, for a simple reason: the district lies at our edge. We do not pretend it is a centre.

Three figures describing one and the same countryside

Among the eleven districts we work in, Nienburg comes first on three figures. The three belong together.

The ownership rate has a median of 64.7 per cent — the highest of the eleven. Three in four households live in their own home. Almost every estate here is therefore a property estate: the simple inheritance that can be divided at the bank is the exception.

The share of people aged 65 and over is 30.2 per cent, again the highest of the eleven. Almost one in three in the district has reached that age. No forecast about houses becoming free follows from that — but it does follow that the question of the house will come to the table in many families here before long. Asking it beforehand is easier than afterwards.

71.6 per cent of buildings are detached single-family houses, once more the highest share of the eleven. A detached house cannot be lived in by shares. When three siblings inherit, they do not inherit three flats but one hallway, one heating system and one roof, each to a third. The question is then almost always the same: one takes it over, or all sell.

Age share and share of detached single-family houses are weighted means across the 100-metre cells of the 2022 census, each weighted by the reference its definition names (inhabitants or buildings). A Wahrgut analysis of available data, not an official district figure. The owner-occupier rate is weighted too — by the number of households, an approximation for the dwelling count the grid does not carry.

Built in 1969, on average

The median construction year across the district is 1966. These houses are a good fifty years old today, and most were built by the people now passing them on. That is why a Nienburg inheritance case is rarely about architecture and almost always about technology: heating, roof, windows, pipes — and a staircase that has grown steeper than it was in 1966.

Houses of those years carry a second trait that is easily overlooked. They were planned for a family of four and are lived in by one or two people. The layout works against its residents long before anyone thinks about selling. Whoever changes the cut of their house while they still decide for themselves has more room to move than any community of heirs afterwards; how living space can be reordered without moving out, we have written down separately.

If a house already stands empty, the first thing that counts is not the price but the condition. An unheated house in its second winter is a different house from the first. We take it into safekeeping for a time — inspection rounds, post, heating, ventilation — so that the family can decide calmly and no water damage decides for them. For the path through the first months after a death there is the inheritance roadmap: who belongs to the community of heirs, what belongs to the estate, which deadlines are running.

Thirty euros of land, misread twice

The guideline land value for residential building land is around 43 euros per square metre across the Nienburg district. That is the lowest of the eleven districts, and this time alone: the next one up, Hameln-Pyrmont, is well above at 62 euros. For comparison: Hameln-Pyrmont and Schaumburg 62 each, Minden-Lübbecke 75, Osnabrück 78, Hildesheim 120, Herford 133, Lippe 138, Gütersloh 206, Hanover region 298, Bielefeld 381.

The first misreading is the obvious one: that houses are worth little here. The figure says something else. It says the value sits in the building, not in the land. In a large city a fortune remains after a demolition; in Steyerberg or Uchte the building is the matter itself. Condition, layout and fittings decide almost everything — two houses on the same street, on plots of equal size, can lie far apart.

The second misreading is the sum “plot area times guideline land value, plus something for the house”. At 43 euros it almost always misleads, and in a community of heirs it produces exactly the numbers that are later argued over — every heir has one, and none is well founded. A comprehensible assessment therefore starts inside the house, with a site visit and a written derivation. It also says what it is not: no formal valuation report. An independent expert prepares that, and if you need one we tell you so rather than selling you something else.

The 36 towns and municipalities

Balge · Binnen · Bücken · Diepenau · Drakenburg · Estorf · Eystrup · Gandesbergen · Hassel (Weser) · Haßbergen · Heemsen · Hilgermissen · Hoya · Hoyerhagen · Husum · Hämelhausen · Landesbergen · Leese · Liebenau · Linsburg · Marklohe · Nienburg (Weser) · Pennigsehl · Raddestorf · Rehburg-Loccum · Rodewald · Rohrsen · Schweringen · Steimbke · Steyerberg · Stolzenau · Stöckse · Uchte · Warmsen · Warpe · Wietzen

Five of these names — Hoya, Drakenburg, Eystrup, Bücken and Hilgermissen — lie outside our working area. We list them here all the same, because a list from which the inconvenient names are missing is not a list.

These 36 are also the municipalities for which a segment classification exists in the valuation data and across which the medians on this page are formed. Individual place pages will follow only once enough evidenced statements exist for each — a page that merely swaps the place name helps nobody.

Common questions from the district

Our parents’ house is in Hoya. Can you guide us?
No. Hoya belongs to the north of the district and lies outside our working area, as do Drakenburg, Eystrup, Bücken and Hilgermissen. We would come from too far away to really look after a house there, and guidance at a shout is none. If you are unsure whether your place is included, ask for a callback — the answer takes five minutes and costs nothing.
We are four heirs living in four different states. Where does one begin?
Not with the price. First things are put in order: who belongs to the community of heirs, what belongs to the estate, which deadlines are already running. Only when everyone holds the same picture is a decision about the house possible at all. We take on the ways on the ground, and you all receive the same account on a fixed rhythm — four identical reports instead of four different ones.
At a guideline land value of 30 euros: is selling worth it at all?
That figure describes the land, not the house. It is low here because rural locations calculate differently from cities, and for that very reason it says: the value sits in the building. Whether selling is the right path is decided by condition, by the family, and by whether someone would like to take the house on — not by a line in a table.
My mother is moving into a care home; the house has stood empty since spring. What is most urgent?
Three things, and none of them is the sale. First the heating: a house that cools out over winter takes damage to pipes and plaster. Second the post, so that deadlines do not disappear in a full letterbox. Third the buildings insurance — many contracts want to know about a vacancy, and an early look at the policy spares an unpleasant answer later.

Why our figures can differ from others. We build a district figure from the 100-metre grid of the 2022 census: each cell counts for as many people, buildings or dwellings as it holds. That is not the same as an average across municipalities, in which the smallest village counts as much as the district town. For home ownership the difference is large: averaged across municipalities the Hanover region would come to 61 per cent — although across Lower Saxony 48 per cent of dwellings are lived in by their owners, and the state capital lies in that district. Weighted it is 45 per cent, and that matches the official figures. So we show the weighted figure — and call it a Wahrgut analysis, because we formed it ourselves and it appears in no official publication in this form.
