District
In Schaumburg we are based ourselves — in Auetal.
That is not a marketing line but the reason why things are possible here that cannot be managed elsewhere: a conversation at the kitchen table rather than by video, a check on the house in the afternoon, an appointment that can move by two days without a journey being wasted. If you have inherited a house here, or are thinking about your parents moving out, we can be with you quickly.
What marks this district out
Schaumburg has 156,841 inhabitants across 38 towns and municipalities (population update of 31 December 2024, Lower Saxony statistical office). We are there for you across almost the whole district. Where a house lies right on the edge of the marked surface, we tell you as soon as we know the address. Area marking of 15 May 2026.
Three features shape the inheritance cases that come to the table here. First, the ownership rate: across the 38 municipalities, the median household ownership rate is around 75 per cent. Where that many people own, almost every estate is a property estate. Second, the age of the houses: the median construction year is 1964. These houses were built by the generation now passing them on — and they carry the questions of those years: heating, roof, insulation, often a staircase nobody wants to climb any more. Third, the building type: around 66 per cent are detached single-family houses. A detached house cannot be lived in by shares — which is why a community of heirs here almost always faces the same question: one takes it over, or all sell.
Above the district level lies the region. Together with Hameln-Pyrmont, Schaumburg forms the Lower Saxon core of the Weserbergland — the region page describes how we work, this page describes how far.
Median construction year and share of detached single-family houses are weighted means across the 100-metre cells of the 2022 census, weighted by the number of buildings per cell — a Wahrgut analysis of available data, not an official district figure. The owner-occupier rate is weighted too — by the number of households, an approximation for the dwelling count the grid does not carry.
Three in four households in a home they own
The ownership rate has a median of 61.4 per cent across the 38 municipalities — the second-highest value among the eleven districts we work in; only Nienburg/Weser lies above it. Three in four households live in a home they own, and that changes what an inheritance case looks like here.
An estate that can be divided at the bank is the exception. The rule is a house owned by several people together that none of them can inhabit by shares. Money is divided on the same day; a house stays undivided until a shared decision is taken. Until then the costs run on — property tax, buildings insurance, the heating in winter — and they run for every heir at once. Families later often mistake that tension for an argument about money; mostly it is one about a decision left open too long. That is why we order the situation first: who belongs to the community of heirs, what belongs to the estate, which deadlines are running — set out at length under communities of heirs and property.
29.9 per cent of people are 65 or older, weighted across the cells of the whole district. No forecast of how many houses will fall vacant, or when, follows from that — but a rhythm does: here the question of the house comes up regularly, in almost every street at some point. Whoever asks it while everyone involved still decides for themselves has more paths open than a community of heirs has afterwards. A housing decision is the same work before as after — only with more time.
The age share is a weighted mean across the 100-metre cells of the 2022 census, weighted by inhabitants per cell — a Wahrgut analysis of available data, not an official district figure. The owner-occupier rate is weighted too — by the number of households, an approximation for the dwelling count the grid does not carry.
The land value, and what it does not say
The guideline land value for residential building land is around 62.5 euros per square metre across the Schaumburg district. For comparison: around 298 in the Hanover region, around 381 in Bielefeld. That is not a weakness of the district but a different calculation. Where land is cheap, the value of a house sits in the building — and therefore in its condition.
For a community of heirs this has a very practical consequence. Two houses in the same village can differ markedly in value even where the plots are the same size. Anyone estimating value from the land value alone misses the essential part here. A comprehensible assessment therefore starts at the house, not at the table — and says what it is not: no formal valuation report, which an independent expert prepares.
Rural, but not remote
Schaumburg is no conurbation: the 156,841 people are spread across 38 towns and municipalities, and the prevailing building type is the detached single-family house. Whoever passes on a house here does not pass it into a market where twenty viewers stand at the door on a Saturday. Nor is the district remote — Bückeburg, Stadthagen and Rinteln all lie within the ring of about 25 kilometres around Auetal, and no hour of country road sits between two appointments.
For the buyer side that means a prospective buyer does not simply pass by, but comes because someone shows them the house and explains the layout. A house that is merely listed does not find its buyer by itself here — and the longer it stands, the cheaper it becomes in the minds of viewers. So we accompany the sale with appointments that take place, rather than with an advert that stands.
For our own journeys those distances mean something very practical: a check on an empty house is a matter of kilometres, not of travel time. What needs doing in the first weeks is set out under ordering an empty house.
How we work here
For partner work a narrower cut applies than for the working area as a whole: a radius of about 25 kilometres around Auetal, focused on Bückeburg, Stadthagen and Rinteln. Within that ring the distances are short enough for a house to be visited, not merely administered. Notary network, as at 28 June 2026; the responsible chamber is the Notarkammer Celle.
What that means in practice: we order the situation first — who belongs to the community of heirs, what belongs to the estate, which deadlines are running. Only once the direction is shared does it turn to value, condition and the next step. If the house stands empty in the meantime, we look after it for a time rather than leaving it to itself. And where the family agrees and nothing remains to be settled, we accompany the sale — discreetly, if that is what you want.
Why being based here is part of the work
“We are local” appears on many pages. With us it is a distance with a number attached: the 25 kilometres around Auetal. Within it, a second journey to a house is not a question of planning but a question of half an hour.
The difference shows on ordinary days. A tradesperson standing at a locked door costs twenty minutes inside that ring, not a whole day. A frost warning in January leads to a look at the heating rather than a phone call to a neighbour who happens to hold a key. Short distances are no figure of speech — they are the reason a commitment holds over months.
The formal side belongs to the seat as well: because Auetal lies in the Schaumburg district, the Hanover chamber of industry and commerce is the authority responsible for us; the licence under § 34c of the trade regulations is in preparation. What we do not do here belongs on the same page — we do not buy on our own account, we do not advise on legal or tax questions, and we do not prepare a formal valuation report; that is the work of an independent expert. Where that line runs is set out under when we are not the right people; what remains, under services, fees and our code.

Common questions from the district
- Which court is responsible for the estate?
- The probate court at the deceased person’s last place of residence — in Lower Saxony a local court. Which one depends on where they lived, not where the house stands. We deliberately give no list here: responsibilities change, and a wrong entry costs you a journey.
- We no longer live in Schaumburg. Does that still work?
- Yes, and it is rather the norm. What matters is where the house stands, not where the heirs live. We take on the local journeys and keep you informed on a fixed rhythm rather than having you travel for every appointment.
- Why is the guideline land value so low here?
- Because rural locations calculate differently from cities. For you that means the value sits in the building. Two houses on equally sized plots can differ markedly by condition, layout and construction year. An assessment that only reads the table falls short.
- Do you work throughout the district?
- In Schaumburg yes, across almost the whole district. A marked surface follows no village boundary, though; where a house lies right on the edge, we tell you as soon as we know the address. For close cooperation with notaries a ring of about 25 kilometres around Auetal applies. If your house lies further out, we say so openly.
- Our parents still live in the house. Is it too early to talk?
- No, it is the easier moment. While the parents still decide for themselves, more paths remain open than a community of heirs will have afterwards — from a changed layout to a handover prepared calmly. We accept no engagement in such a conversation. It ends with an assessment of what would need doing, and in what order.

Why our figures can differ from others. We build a district figure from the 100-metre grid of the 2022 census: each cell counts for as many people, buildings or dwellings as it holds. That is not the same as an average across municipalities, in which the smallest village counts as much as the district town. For home ownership the difference is large: averaged across municipalities the Hanover region would come to 61 per cent — although across Lower Saxony 48 per cent of dwellings are lived in by their owners, and the state capital lies in that district. Weighted it is 45 per cent, and that matches the official figures. So we show the weighted figure — and call it a Wahrgut analysis, because we formed it ourselves and it appears in no official publication in this form.
