District

In Sarstedt, Giesen and parts of Nordstemmen we are there for you on the ground.

If your parents’ house stands there, we work as we do everywhere: a conversation at the kitchen table, a look at the house, an appointment that can be moved. If it lies elsewhere in the district, we will say so in the first conversation and name someone closer to you — free of charge and without costing you time.

Three names — and the rest of the district

Hildesheim district has 275,000 inhabitants across 20 towns and municipalities. We are there for you along the northern edge of the district.

That means Sarstedt, Giesen and parts of Nordstemmen. The word “parts” is meant literally: our area is a marked surface and follows no municipal boundary, and in Nordstemmen it ends in the middle of the municipality. Everything else lies outside — the city of Hildesheim as well as Bad Salzdetfurth, Alfeld, Bockenem, Elze and Gronau.

All three names lie on the northern edge of the district, where it meets the Hanover region. Our area ends shortly beyond the district boundary, and it ends not at a village sign but where the marked surface stops. That is why this page carries no round number of municipalities but a list with a qualification inside it.

For most families who reach this page through a search engine the answer is therefore no. We consider that the more useful information than a district page that carries the district name and keeps quiet about the boundary. How the area is cut as a whole, and the way of working behind it, is set out on the overview of regions.

Why we do not make the district look bigger

It would be easy to write this page differently. A district of 275,000 people sounds like reach, and nobody could prove that we are rarely in Bockenem. That is precisely why the boundary stands here. A working area that is never named is a promise no one can check.

The reason is practical, not a matter of principle. The guidance we stand for depends on short distances: a walk through an empty house after the first frost, an appointment that can move by two days without a wasted drive, a conversation at the kitchen table rather than by video. What we cannot reach within half an hour we cannot accompany with that reliability — and guidance that does not keep its word is worse than none.

A no in the first conversation costs you an afternoon. A no after three appointments costs weeks in which a house stands empty and a family waits. That is why what we do not take on is set out in writing, and why we say it unprompted before you start gathering documents.

If your place lies outside, something on this page still remains for you. The questions in Alfeld are the same as in Sarstedt, and so is the order in which they are best sorted. What needs doing in the first weeks with an empty house we have written down step by step, and those texts are open to anyone, whether or not we ever speak.

What the figures say about the houses — and about which ones

Four values describe the district. The ownership rate is a median of 55.7 per cent across the 20 municipalities: seven households in ten live in their own house or flat. The share of people aged 65 and over is 26.9 per cent. The median construction year is 1958 — the second-oldest among the eleven districts — and 61.8 per cent of buildings are detached single-family houses.

Together those four values give a recurring picture. Where that many people own, almost every estate is an estate with a house in it. A house from 1958 carries the questions of its build years: heating, roof, insulation, windows, usually a staircase nobody enjoys climbing. And a detached house cannot be lived in by shares — which is why a community of heirs here almost always faces the same question: one takes it over, or all sell. The order in which this is sorted often decides more than the price; we therefore start with the family situation, not with the house.

The share of 26.9 per cent aged 65 and over belongs in the same picture but shifts it forward by some years. Many decisions here are taken before the inheritance rather than after it: a move to a smaller flat, a bathroom on the ground floor, the children asking what should one day happen with the house — asked while the parents are still alive, and best of all unhurried. Such conversations are slower than an estate and easier in almost every respect.

One thing must be said about these figures: they describe the whole district, not our section of it. They run across the whole district with its 20 municipalities, and 17 of them lie outside our area. Anyone inferring from them to Sarstedt or Giesen infers too far. We still carry them, because they show which questions are on the table in the district — and because we would rather give a figure with its limitation than one without.

Share aged 65 and over, median construction year and share of detached single-family houses are weighted means across the 100-metre cells of the 2022 census, each weighted by the reference its definition names (inhabitants or buildings). A Wahrgut analysis of available data, not an official district figure. The owner-occupier rate is weighted too — by the number of households, an approximation for the dwelling count the grid does not carry.

Where the guideline land value sits in the row

The guideline land value for residential building land is around 120 euros per square metre across the Hildesheim district. In the row of our eleven districts that is exactly the middle: five districts lie above, five below. Read in rounded terms: Bielefeld 381, Hanover region 298, Gütersloh 206, Lippe 138, Herford 133, Hildesheim 120, Osnabrück 78, Minden-Lübbecke 75, Schaumburg 62, Hameln-Pyrmont 62, Nienburg 43.

That row is readily read as a ranking, and that is the first mistake. It says how expensive the land is, and nothing else. With a median construction year of 1958, the difference between two houses sits in the building: in the state of roof and heating, in the layout of the rooms, in whether a bathroom fits on the ground floor. Two equally sized plots in the same village can therefore carry very different houses.

The second mistake is confusing a district figure with a place. A value weighted across the whole district says nothing about a particular address. A comprehensible assessment therefore starts at the house and the documents, not at the table — and says what it is not: no formal valuation report. That is prepared by a publicly appointed expert, and where one is needed we say so and name the path to it.

Guideline land value for residential building land across the district — a weighted mean over the 10,652 occupied 100-metre cells of the official guideline land value map. A Wahrgut analysis of available data; not a district figure published by a valuation committee. The comparison values of the other districts are formed in the same way and are therefore comparable with one another.

The 20 towns and municipalities

Alfeld (Leine) · Algermissen · Bad Salzdetfurth · Bockenem · Diekholzen · Duingen · Eime · Elze · Freden (Leine) · Giesen · Gronau (Leine) · Harsum · Hildesheim · Holle · Lamspringe · Nordstemmen · Sarstedt · Schellerten · Sibbesse · Söhlde

Of these 20, Sarstedt, Giesen and parts of Nordstemmen lie inside the marked area. We still name the other 17 in full: a list showing only our own places makes a district look smaller than it is and fails to answer the question that brought you here. Individual place pages will follow only once enough evidenced statements exist for each — a page that merely swaps the place name helps nobody.

Four questions that reach us from this district

Our parents’ house is in the city of Hildesheim. Will you take that on?
As a rule, no. The city lies outside our working area, and a house we cannot reach within half an hour will not receive the guidance we stand for. Ask for a callback all the same if you are unsure: we give you the answer in the first conversation rather than after the third, and we also say what to look for in a local address.
What exactly does “parts of Nordstemmen” mean?
Our area is a marked surface, not an administrative boundary. In Nordstemmen it runs through the middle of the municipality, so it depends on the street rather than the place name. Give us the address and you get a clear yes or no. We deliberately do not blur the boundary in order to attract more enquiries.
Which court is responsible for the estate?
The probate court at the deceased person’s last place of residence — in Lower Saxony a local court. What matters is where they lived, not where the house stands; in this district in particular the two often differ. We deliberately give no list here: responsibilities change, and a wrong entry costs you a wasted trip.
The land value is higher than in Schaumburg. Is our house worth more, then?
That does not follow. Both figures are means weighted across the cells of a whole district; they describe land prices, not houses. Whether a house is worth more is decided at the building: construction year, condition, layout, plot, position within the village. Two houses on equally sized plots can lie far apart.

Why our figures can differ from others. We build a district figure from the 100-metre grid of the 2022 census: each cell counts for as many people, buildings or dwellings as it holds. That is not the same as an average across municipalities, in which the smallest village counts as much as the district town. For home ownership the difference is large: averaged across municipalities the Hanover region would come to 61 per cent — although across Lower Saxony 48 per cent of dwellings are lived in by their owners, and the state capital lies in that district. Weighted it is 45 per cent, and that matches the official figures. So we show the weighted figure — and call it a Wahrgut analysis, because we formed it ourselves and it appears in no official publication in this form.
